Prices are for all the windows in a home the size you’ve picked. Double-glazed aluminium is already in your m² rate, so other options add the difference.

Not sure of your bushfire (BAL) rating? It’s on your bushfire hazard report, or we can help you find out. BAL-FZ (flame zone) sites are priced individually.

Questions

About the calculator

Is the calculator really free? Do I have to give my email?
Yes, it’s free, and no, you don’t. Your price range shows on screen straight away. You only send us your details if you want to take it further.
How accurate is it?
It’s built on the same rates we use to price real jobs, so it’s a solid starting point for setting a budget. It can’t see your block or your plans, which is why the result is a range and not a single number. Your fixed-price quote is the real figure.
Why do bathrooms and windows change the price so much?
Bathrooms pack plumbing, waterproofing, tiling, fixtures and joinery into a small space, so they cost far more per square metre than a bedroom or living area. Windows are similar. On a 200 m² home, double-glazed aluminium windows run about $30k, while triple-glazed uPVC is closer to $100k and triple-glazed timber around $130k. It’s one of the biggest single upgrades in a home, and one of the best for comfort and running costs.
Do you price extensions and renovations the same way as new homes?
The calculator adjusts for them, but existing homes always carry more unknowns: framing condition, old services, and how the new work ties into the old. Use the result as a guide, and we’ll firm it up after a site visit.
Does certified Passive House add much?
Airtight, well-insulated detailing is already standard on every OTJ job, so it’s in our rates. Full certification adds design modelling, airtightness testing and sign-off on top, typically around 10% of the build. It’s optional.
Where do you build?
All of Northern Tasmania, from Launceston and the Tamar Valley through to Bridport and the North East.
